West Perth is one of the most varied strata suburbs in the city. Brick walk up flats from the 1960s and 1970s sit on the quieter streets toward Kings Park, mid rise apartments line Hay and Murray Streets, and plenty of schemes share a street, a car park or a building with offices. A building manager here needs to be just as comfortable with a three storey block and no lift as with a modern scheme with a basement car park and a gym.
Cameron Facilities provides strata building managers across West Perth, working with your strata manager and council of owners on the common property, the contractors and the compliance schedule.
What we see in West Perth strata buildings
Concrete and balconies in older blocks
Walk ups of this era often show concrete spalling, rusting reinforcement on balcony edges and balustrades that predate current heights. We log each item with photos and help the council get it scoped and priced in the right order.
Original plumbing and drainage
Galvanised and early copper pipework, shared stacks and old stormwater lines on sloping sites lead to leaks between units. We coordinate licensed plumbers, record which lot and which part of the common property is affected, and keep the history in one place.
Living next to offices
Mixed use and office adjacent schemes deal with daytime parking pressure, shared bins and contractors working business hours. We plan attendance and contractor access around both.
Schemes without a plan yet
Smaller and older schemes often have never had a written maintenance plan. Our scheduled inspections give the council a condition record to build one from.
How our building manager works in West Perth
Our West Perth building manager attends twice a week on set days, walks the common property and car parks, meets contractors and deals with residents face to face, then supports the building remotely by phone, email and SiteIQ between visits. The 24 hour emergency helpdesk takes the after hours calls.
Every visit, work order and inspection is recorded in SiteIQ, the facilities management platform developed by Cameron Facilities. Our staff clock in on site by GPS, photos sit against each defect, and the council and strata manager see open jobs, completed work and upcoming compliance dates in their own portal, with a monthly report on top. Ten year maintenance plans for West Perth schemes
Under the Strata Titles Act 1985 (WA), a scheme of ten or more lots, or one whose buildings exceed the replacement value set in the regulations, is a designated strata company and must keep a ten year plan and a reserve fund, reviewed at least every five years. For older West Perth blocks the plan usually turns on concrete repair, balustrades, roofs, plumbing and repainting. Smaller schemes below the threshold still benefit from the same discipline, and we can build the plan from our inspection record.
Plans can be prepared and kept current inside SiteIQ, linked to the live asset register. See our 10 year maintenance plan for strata.
Cameron Facilities is certified to ISO 9001, ISO 14001 and ISO 45001, is a member of the Strata Community Association (WA) and the Facility Management Association of Australia, and has operated in Western Australia for 27 years from our office at 396 Walcott Street, Mount Lawley. West Perth strata building management: common questions
Our block has no lift and only a few lots. Is a building manager worth it?
For many smaller schemes a planned visit pattern plus remote support gives the council a clear record of the building and a single point of contact for contractors, without funding a full time role. We size attendance to the building.
Who deals with leaks between units?
We coordinate the plumber, record where the leak starts and whether it sits in a lot or the common property, and report it to the council and strata manager so the cost lands in the right place.
Do we legally need a ten year plan?
If the scheme has ten or more lots, or its buildings exceed the replacement value set in the regulations, yes. Our Reserve Fund Health Check reads an existing plan against what the fund actually holds.
We also provide strata building management in Perth CBD, East Perth, South Perth, Subiaco, Fremantle, Rivervale and Burswood, Victoria Park, Mount Lawley, Scarborough, Applecross, Joondalup. See every suburb on our strata building management by suburb page.
