South Perth has some of the oldest apartment towers in Western Australia. Many of the buildings along Mill Point Road and the foreshore went up in the 1960s and 1970s, and the peninsula has added newer high rise beside them. Long standing owner occupiers, active councils and river views are typical, and so is a building that has outlived several rounds of lifts, windows and plumbing.
Cameron Facilities provides building managers for South Perth strata schemes, working with your strata manager and council of owners and keeping the building's history in one place.
What we see in South Perth strata buildings
Ageing lifts and plant
In towers of this age, lifts, pumps and switchboards are often on their second or third life. We track breakdowns and service visits so the council knows which items belong in the next budget and which can wait.
Concrete, windows and facade
Weather off the river works on balcony slabs, window seals and facade joints. We photograph and log defects at each visit so water ingress is caught early and repair works can be packaged sensibly.
Original risers and hot water
Galvanised risers and central hot water systems from the original build are a common source of leaks and long shutdowns. We plan isolations with residents, coordinate the plumber and record each repair against the asset.
Pools, gardens and foreshore living
Pools, landscaped grounds and visitor parking near the foreshore need regular attention. Contractors are scheduled and checked against what the council approved.
How our building manager works in South Perth
Our South Perth building manager attends twice a week on set days to inspect the common property, meet contractors and talk to residents in person, with remote support by phone, email and SiteIQ between visits and the 24 hour emergency helpdesk after hours.
Every visit, work order and inspection is recorded in SiteIQ, the facilities management platform developed by Cameron Facilities. Our staff clock in on site by GPS, photos sit against each defect, and the council and strata manager see open jobs, completed work and upcoming compliance dates in their own portal, with a monthly report on top. Ten year maintenance plans for South Perth schemes
Most South Perth towers are designated strata companies under the Strata Titles Act 1985 (WA), so they must keep a ten year plan and a reserve fund and review the plan at least every five years. In older towers the plan is where lift modernisation, concrete repair, window replacement and riser renewal get sequenced so owners are not hit with several special levies at once. Our Reserve Fund Health Check shows where the plan and the fund do not meet.
Plans can be prepared and kept current inside SiteIQ, linked to the live asset register. See our 10 year maintenance plan for strata.
Cameron Facilities is certified to ISO 9001, ISO 14001 and ISO 45001, is a member of the Strata Community Association (WA) and the Facility Management Association of Australia, and has operated in Western Australia for 27 years from our office at 396 Walcott Street, Mount Lawley. South Perth strata building management: common questions
Our tower was built in the 1970s. Where do we start?
With a condition record of the major assets: lifts, concrete and balconies, windows, risers, roof and fire services. We build that through our scheduled inspections and use it to review your ten year plan.
Can you manage major works while residents stay in the building?
Yes. We plan isolations and access with residents, attend the critical stages and keep the council updated through SiteIQ. Attendance can be increased for the duration of the works.
Will we still have one person who knows the building?
Yes. Your building manager attends on set days, and every visit, defect and contractor record sits in SiteIQ so that knowledge stays with the building.
We also provide strata building management in Perth CBD, East Perth, West Perth, Subiaco, Fremantle, Rivervale and Burswood, Victoria Park, Mount Lawley, Scarborough, Applecross, Joondalup. See every suburb on our strata building management by suburb page.
