Much of East Perth was built in one generation. The redevelopment of the 1990s and 2000s gave the suburb its apartments around Claisebrook Cove, along Royal Street and Plain Street and down toward the river, followed by newer towers on Adelaide Terrace and Hay Street. Many of those buildings are now twenty to thirty years old, which is exactly when lifts, roofs, hot water plant and access systems reach the end of their first life.

Cameron Facilities provides building managers for East Perth strata schemes. We look after the building itself and work with your strata manager and council of owners, so the people who live there can see what is being done and why.

What we see in East Perth strata buildings

First round replacements

Buildings of this age start asking for lift modernisation, roof membrane renewal, new hot water plant and replacement intercoms all within a few years of each other. We log asset condition at every visit so those items land in the ten year plan in the right order, rather than arriving as emergencies.

Fire system spend that is hard to see

Routine servicing, approved defect works and reactive callouts are invoiced separately and months apart. We have already done this work in East Perth: our case study on a fire system spend review for an East Perth strata building shows how we traced every fire invoice and ranked the open quotes for the council.

Water, balconies and the cove

Riverside and canal side buildings see more balcony membrane failures, planter box leaks and car park water ingress. Each defect is photographed, logged and followed through to close out in SiteIQ.

Older access and security systems

Fob systems and intercoms installed when the building was new are often no longer supported. We keep the access register current and plan replacement with the council before parts become impossible to find.

How our building manager works in East Perth

Our East Perth building manager attends twice a week on set days to inspect the common property, meet contractors and deal with residents in person, and supports the building remotely by phone, email and SiteIQ in between. The 24 hour emergency helpdesk covers leaks, lift entrapments and failed gates after hours.

Every visit, work order and inspection is recorded in SiteIQ, the facilities management platform developed by Cameron Facilities. Our staff clock in on site by GPS, photos sit against each defect, and the council and strata manager see open jobs, completed work and upcoming compliance dates in their own portal, with a monthly report on top. Ten year maintenance plans for East Perth schemes

East Perth schemes with ten or more lots are designated strata companies under the Strata Titles Act 1985 (WA), so they need a ten year plan and a reserve fund, with the plan reviewed at least every five years. For buildings of this age the review matters more than the first plan did, because the big replacements are now inside the ten year window. Our Reserve Fund Health Check reads your plan against what the fund holds and what it has been spending.

Plans can be prepared and kept current inside SiteIQ, linked to the live asset register. See our 10 year maintenance plan for strata.

Cameron Facilities is certified to ISO 9001, ISO 14001 and ISO 45001, is a member of the Strata Community Association (WA) and the Facility Management Association of Australia, and has operated in Western Australia for 27 years from our office at 396 Walcott Street, Mount Lawley. East Perth strata building management: common questions

Our building is about 25 years old. What should we be planning for?

Typically lift modernisation, roof membranes, hot water plant, intercoms and access control, fire system overhauls and repainting. We record condition at each visit and feed it into your ten year plan so the timing is based on the building, not guesswork.

Have you worked on strata buildings in East Perth?

Yes. Our published case study covers a fire system spend review we completed for a residential strata building in East Perth, tracing every fire contractor invoice and ranking the open quotes for the council of owners.

Can you work with our existing strata manager?

Yes. The strata manager keeps the levies, meetings and records. We look after the building, and both the council and the strata manager see our work in SiteIQ.

We also provide strata building management in Perth CBD, West Perth, South Perth, Subiaco, Fremantle, Rivervale and Burswood, Victoria Park, Mount Lawley, Scarborough, Applecross, Joondalup. See every suburb on our strata building management by suburb page.
