Apartment living in the Perth CBD means towers. Residential buildings along Hay, Murray and Wellington Streets, around Elizabeth Quay and through the Perth City Link sit over retail podiums, share loading docks with commercial lots and often carry a short stay or serviced apartment component. A council of owners in the city is usually running a small vertical town, with several lifts, a fire control room, a car park and residents who expect the building to work at any hour.

Cameron Facilities provides strata building managers for these buildings. We look after the common property, the contractors and the compliance schedule, and we work alongside your strata manager, who keeps the levies, meetings and records.

What we see in Perth CBD strata buildings

Lifts that carry the whole building

In a tower every resident, delivery and contractor goes through the lifts. We track breakdowns, entrapments and service visits against the maintenance contract, so the council can see whether it is getting the response it pays for and when modernisation belongs in the ten year plan.

Fire services on a high rise scale

Sprinklers, hydrants, boosters, detection, smoke management and emergency lighting all run on AS 1851 routines. We keep the schedule current in SiteIQ, attend critical visits and read the technician notes, so a fault that keeps coming back gets a permanent fix rather than another callout.

Mixed use cost and access

Where residential, retail and office lots share plant, car parks and loading docks, who pays for what matters. We record work against the right part of the building so the strata manager can allocate costs cleanly, and we coordinate dock and goods lift bookings with commercial tenants.

After hours and short stay guests

City buildings see the most after hours traffic. Access fobs, intercoms and car park gates are logged, guest movements are managed within your by-laws, and the 24 hour emergency helpdesk takes the calls that cannot wait until the next visit.

How our building manager works in Perth CBD

For a CBD tower our building manager attends twice a week on set days, walks the common property from the roof plant to the lowest car park level, meets contractors on site and deals with residents face to face. Between visits we support the building remotely by phone, email and SiteIQ. Larger towers, developer handovers and major works can take additional attendance, agreed with the council in writing.

Every visit, work order and inspection is recorded in SiteIQ, the facilities management platform developed by Cameron Facilities. Our staff clock in on site by GPS, photos sit against each defect, and the council and strata manager see open jobs, completed work and upcoming compliance dates in their own portal, with a monthly report on top. Ten year maintenance plans for Perth CBD schemes

Most CBD schemes are well above ten lots, so they are designated strata companies under the Strata Titles Act 1985 (WA) and must keep a ten year plan and a reserve fund, reviewed at least every five years. In a tower the big lines are lifts, facade and window sealing, roof membranes, fire system overhauls, pumps and car park ventilation. Our Reserve Fund Health Check reads your current plan against what the fund holds and spends, so the council sees a shortfall years ahead of the levy notice.

Plans can be prepared and kept current inside SiteIQ, linked to the live asset register. See our 10 year maintenance plan for strata.

Cameron Facilities is certified to ISO 9001, ISO 14001 and ISO 45001, is a member of the Strata Community Association (WA) and the Facility Management Association of Australia, and has operated in Western Australia for 27 years from our office at 396 Walcott Street, Mount Lawley. Perth CBD strata building management: common questions

Can one building manager cover a CBD tower with twice weekly visits?

Yes, for most residential towers. The visits are planned around contractor attendance and the busiest parts of the week, remote support covers every other day, and the 24 hour helpdesk covers after hours faults. Additional attendance is added during handovers or major works.

Do you work with the commercial lots in a mixed use building?

Yes. We coordinate shared plant, car parks and loading docks with the commercial occupiers and record costs against the right part of the building so the strata manager can allocate them.

How does the council see what happens in the building?

Every visit, work order and inspection is logged in SiteIQ with photos, and the council and strata manager can see open and completed work in their own portal, plus a monthly report.

We also provide strata building management in East Perth, West Perth, South Perth, Subiaco, Fremantle, Rivervale and Burswood, Victoria Park, Mount Lawley, Scarborough, Applecross, Joondalup. See every suburb on our strata building management by suburb page.
