Scarborough's strata buildings face the ocean. Newer towers along the beachfront, older blocks from the 1970s and 1980s on the streets behind them and a strong mix of owner occupiers, long term tenants and holiday guests make this a busy coastal strata market. Salt, sand and wind reach every part of the building.
Cameron Facilities provides strata building managers in Scarborough, working with your strata manager and council of owners and planning maintenance around coastal exposure.
What we see in Scarborough strata buildings
Salt and corrosion
Balustrades, window frames, lift doors, fixings and air conditioning condensers corrode quickly within sight of the ocean. We log corrosion at every visit so washing, treatment and replacement are planned before failure.
Sand and wind
Sand blocks drains, wears door tracks and gets into lift pits, while strong winds test windows and roof fixings. Each defect is photographed and followed through in SiteIQ.
Pools, spas and beach showers
Coastal schemes often carry pools, spas and outdoor showers that need water testing, plant checks and cleaning. We manage the contractors and keep the records.
Holiday and short stay guests
Guests unfamiliar with the building mean more access requests, noise and bin problems. We manage them within your by-laws and keep access records current.
How our building manager works in Scarborough
Our Scarborough building manager attends twice a week on set days to inspect the common property, meet contractors and deal with residents in person, with remote support by phone, email and SiteIQ between visits and the 24 hour emergency helpdesk after hours.
Every visit, work order and inspection is recorded in SiteIQ, the facilities management platform developed by Cameron Facilities. Our staff clock in on site by GPS, photos sit against each defect, and the council and strata manager see open jobs, completed work and upcoming compliance dates in their own portal, with a monthly report on top. Ten year maintenance plans for Scarborough schemes
Scarborough schemes with ten or more lots, or buildings above the replacement value set in the regulations, are designated strata companies under the Strata Titles Act 1985 (WA) and must keep a ten year plan and a reserve fund, reviewed at least every five years. On the coast the plan needs shorter cycles for exposed metalwork, glazing seals, lift components and pool plant than an inland building would carry. Our Reserve Fund Health Check shows whether the fund keeps up.
Plans can be prepared and kept current inside SiteIQ, linked to the live asset register. See our 10 year maintenance plan for strata.
Cameron Facilities is certified to ISO 9001, ISO 14001 and ISO 45001, is a member of the Strata Community Association (WA) and the Facility Management Association of Australia, and has operated in Western Australia for 27 years from our office at 396 Walcott Street, Mount Lawley.
