Mount Lawley is home for Cameron Facilities. Our office is at 396 Walcott Street, a few minutes from most of the suburb's strata schemes. Those schemes range from boutique apartment buildings along Beaufort Street to 1960s and 1970s flats on tree lined streets and newer mid rise near the Walcott and Beaufort corner, often in character areas where streetscape and heritage matter to owners and the council.

We provide strata building managers for Mount Lawley schemes and the neighbouring suburbs of Highgate, Inglewood and Maylands, working with your strata manager and council of owners.

What we see in Mount Lawley strata buildings

Boutique schemes with high expectations

Smaller buildings with a handful of lots still have lifts, gates, car parks and fire services to look after. We give them the same inspection record and reporting as a large tower, sized to the building.

Trees, roots and drains

Mature street and garden trees are part of the suburb's appeal, and their roots find old drains and paving. We log blocked drains and lifting paths and coordinate the right trades.

Character buildings and streetscape

Older blocks in character areas often need repainting, roof and gutter work done in keeping with the street. We help the council scope and price that work.

Living on a busy strip

Schemes on Beaufort and Walcott Streets deal with noise, visitors, bins and shared access with businesses. We manage access and waste so residents are not left to sort it out.

How our building manager works in Mount Lawley

Our building manager attends twice a week on set days to inspect the common property, meet contractors and deal with residents in person, with remote support by phone, email and SiteIQ between visits and the 24 hour emergency helpdesk after hours. Being based in Mount Lawley, our team is close at hand when a building needs us.

Every visit, work order and inspection is recorded in SiteIQ, the facilities management platform developed by Cameron Facilities. Our staff clock in on site by GPS, photos sit against each defect, and the council and strata manager see open jobs, completed work and upcoming compliance dates in their own portal, with a monthly report on top. Ten year maintenance plans for Mount Lawley schemes

Mount Lawley schemes with ten or more lots, or buildings above the replacement value set in the regulations, are designated strata companies under the Strata Titles Act 1985 (WA) and must keep a ten year plan and a reserve fund, reviewed at least every five years. Many boutique schemes sit near that line, and the same planning discipline serves them well whether or not it is required. We build the plan from our inspection record and SiteIQ asset register.

Plans can be prepared and kept current inside SiteIQ, linked to the live asset register. See our 10 year maintenance plan for strata.

Cameron Facilities is certified to ISO 9001, ISO 14001 and ISO 45001, is a member of the Strata Community Association (WA) and the Facility Management Association of Australia, and has operated in Western Australia for 27 years from our office at 396 Walcott Street, Mount Lawley. Mount Lawley strata building management: common questions

Where is your office?

At 396 Walcott Street, Mount Lawley, a few minutes from most of the suburb's strata schemes.

Our building only has a few lots. Is twice weekly attendance too much?

Attendance is sized to the building and agreed with the council. Smaller schemes can be covered by a lighter visit pattern with the same remote support, helpdesk and SiteIQ reporting.

Do we need a ten year plan?

If the scheme has ten or more lots, or its buildings exceed the replacement value set in the regulations, yes. Our Reserve Fund Health Check reads an existing plan against the fund.

We also provide strata building management in Perth CBD, East Perth, West Perth, South Perth, Subiaco, Fremantle, Rivervale and Burswood, Victoria Park, Scarborough, Applecross, Joondalup. See every suburb on our strata building management by suburb page.
