Joondalup's apartments are mostly in and around the city centre, close to the train station, Lakeside, the university and health campuses. Many of the buildings are less than twenty five years old, and many units are owned by investors and let to tenants. That brings steady turnover and owners who expect clear reporting from a distance.

Cameron Facilities provides strata building managers for Joondalup schemes, working with your strata manager and council of owners across Perth's northern corridor.

What we see in Joondalup strata buildings

Tenant turnover

Frequent moves mean bookings, lift protection, bulk rubbish and lost fobs. We manage moves, keep the key and fob register current and record any damage to common property.

Younger buildings, early defects

Buildings in their first decades still surface construction defects, membrane leaks and services faults. We log each one with photos and follow it through with the right contractor or builder.

Gardens and reticulation

Landscaped grounds and verges need reticulation that works through a Perth summer. We manage the gardening contractor against the scope and check irrigation.

Owners who live elsewhere

Investor owners rarely see the building. The SiteIQ portal and monthly report show them what is happening without a site visit.

How our building manager works in Joondalup

Our Joondalup building manager attends twice a week on set days to inspect the common property, meet contractors and deal with residents in person, with remote support by phone, email and SiteIQ between visits and the 24 hour emergency helpdesk after hours.

Every visit, work order and inspection is recorded in SiteIQ, the facilities management platform developed by Cameron Facilities. Our staff clock in on site by GPS, photos sit against each defect, and the council and strata manager see open jobs, completed work and upcoming compliance dates in their own portal, with a monthly report on top. Ten year maintenance plans for Joondalup schemes

Joondalup schemes with ten or more lots, or buildings above the replacement value set in the regulations, are designated strata companies under the Strata Titles Act 1985 (WA) and must keep a ten year plan and a reserve fund, reviewed at least every five years. For younger buildings the job is to get the asset register right now and set realistic replacement cycles, so the fund grows steadily before the big items fall due. SiteIQ holds the asset register that feeds the plan.

Plans can be prepared and kept current inside SiteIQ, linked to the live asset register. See our 10 year maintenance plan for strata.

Cameron Facilities is certified to ISO 9001, ISO 14001 and ISO 45001, is a member of the Strata Community Association (WA) and the Facility Management Association of Australia, and has operated in Western Australia for 27 years from our office at 396 Walcott Street, Mount Lawley. Joondalup strata building management: common questions

Do you cover Joondalup?

Yes. Visits are scheduled on set days, with remote support and the 24 hour helpdesk covering the rest of the week.

Most of our owners are investors. How do they stay informed?

Through the SiteIQ portal and the monthly report, which show open and completed work, contractor visits and upcoming compliance dates.

Our building is about ten years old. Do we need to think about the ten year plan yet?

Yes. The plan must be reviewed at least every five years, and a younger building is the best time to set up the asset register and fund so the later replacements are covered.

We also provide strata building management in Perth CBD, East Perth, West Perth, South Perth, Subiaco, Fremantle, Rivervale and Burswood, Victoria Park, Mount Lawley, Scarborough, Applecross. See every suburb on our strata building management by suburb page.
