Fremantle mixes some of the oldest buildings in the state with some of its newest apartments. Strata schemes in the West End occupy converted warehouses and heritage buildings, new apartments have risen around Kings Square and the station, and blocks closer to the coast and the port live with salt air and the afternoon sea breeze every day of the year.

Cameron Facilities provides strata building managers in Fremantle, working with your strata manager and council of owners and planning maintenance around the building's age, heritage and exposure.

What we see in Fremantle strata buildings

Salt air on metal and plant

Balustrades, fixings, roller doors, air conditioning condensers and roof sheeting corrode faster near the coast. We log corrosion at each visit so treatment and replacement are planned rather than reactive.

Heritage fabric

Works on heritage listed buildings can need approval before they start, and original materials need the right trades. We help the council scope works with that in mind and keep the records together.

Wind driven water ingress

Strong afternoon winds push rain into window frames, doors and roof flashings. Each leak is traced, logged and followed through to repair.

Visitors, events and short stays

Busy streets and visitors bring extra pressure on access, bins and parking. We keep access records current and manage short stay guests within your by-laws.

How our building manager works in Fremantle

Our Fremantle building manager attends twice a week on set days to inspect the common property, meet contractors on site and deal with residents in person, with remote support by phone, email and SiteIQ between visits and the 24 hour emergency helpdesk after hours.

Every visit, work order and inspection is recorded in SiteIQ, the facilities management platform developed by Cameron Facilities. Our staff clock in on site by GPS, photos sit against each defect, and the council and strata manager see open jobs, completed work and upcoming compliance dates in their own portal, with a monthly report on top. Ten year maintenance plans for Fremantle schemes

Fremantle schemes with ten or more lots, or buildings above the replacement value set in the regulations, are designated strata companies under the Strata Titles Act 1985 (WA) and must keep a ten year plan and a reserve fund, reviewed at least every five years. Near the coast the plan needs shorter replacement cycles for exposed metalwork and plant, and heritage buildings need realistic allowances for specialist trades. Our Reserve Fund Health Check reads the plan against what the fund holds.

Plans can be prepared and kept current inside SiteIQ, linked to the live asset register. See our 10 year maintenance plan for strata.

Cameron Facilities is certified to ISO 9001, ISO 14001 and ISO 45001, is a member of the Strata Community Association (WA) and the Facility Management Association of Australia, and has operated in Western Australia for 27 years from our office at 396 Walcott Street, Mount Lawley. Fremantle strata building management: common questions

Does salt air really change the maintenance plan?

Yes. Exposed metalwork, condensers, doors and roofing wear out sooner near the coast, so their replacement cycles in the ten year plan should be shorter. We record condition at each visit so the plan reflects the building.

Can you manage maintenance on a heritage building?

Yes. We help the council scope works with heritage requirements in mind, use appropriate trades and keep the approvals and records in SiteIQ.

Do you cover Fremantle from Mount Lawley?

Yes. Visits are scheduled on set days and remote support and the 24 hour helpdesk cover the rest of the week.

We also provide strata building management in Perth CBD, East Perth, West Perth, South Perth, Subiaco, Rivervale and Burswood, Victoria Park, Mount Lawley, Scarborough, Applecross, Joondalup. See every suburb on our strata building management by suburb page.
