Cameron Facilities cleans and looks after the common areas of a residential strata apartment building in Cannington with our own staff, from the lobby and mailroom to the upper corridors and lift cars. This is one piece of strata maintenance there, from first report to finished job.
The Situation
Part of the job is noticing things early. On a routine inspection our Managing Director rated every other common area satisfactory and marked one item to monitor: lift lobby tile cracking that looked like a substrate issue, with a recommendation that the council of owners have a tiling contractor assess it.
In May, furniture, mattresses, cardboard and other hard rubbish had built up in the common bin and storage areas. While clearing it, our team found a bigger problem. The double sliding doors to the bin room could only be secured by a floor bolt on the inside. Once closed from inside, nobody could open them from outside, which made bin servicing unreliable, and other bin room doors were often left open by residents.
What We Did
- Cleared the hard rubbish and disposed of it at a council approved tip, leaving the area clean and accessible.
- Reported the door problem in writing on 15 May 2026, with photographs and a costed fix.
- On 25 May fitted a heavy duty hasp and staple across the centre seam of the doors, secured with a resettable four digit combination padlock.
- Removed the internal locking pins, so the doors can no longer be locked from inside the bin store.
- Tested the doors for alignment and the padlock through three full open and close cycles, then cleaned down and removed all packaging and offcuts.
- Issued a works completion report with photographs.
The Outcome
- Ten days from report to finished works.
- Locked from outside only. The bin store stays locked when not in use and can no longer be blocked from inside.
- Reliable collection days. The council waste crew has dependable external access, with the code to go to the crew through the strata manager.
- One robust locking point in place of the old arrangement, cutting wear and unauthorised use.
- Kept current. We reset the code on request and confirm the new code to the strata manager in writing.
