Fire Safety Compliance for Strata Schemes
In a strata scheme, responsibility for fire safety is split in a way that causes things to be missed. The strata company is responsible for the common property, and individual owners are responsible for what sits inside their lot. Smoke alarms, fire doors to lots and the contents of a lot fall on one side of that line, while the alarm panel, hydrants, sprinklers, extinguishers, emergency lighting and exit signs in common areas fall on the other.
Two practical consequences follow. Items on the boundary get left because each side assumes the other holds them. And the scheme's own compliance record often covers only what a contractor happened to attend, rather than everything the building has.
For a strata scheme we work from an asset register of the fire equipment the building actually holds, schedule the servicing against it, and give the council a single record it can produce on request. Where a defect is found we report it with the responsibility identified, so the council knows whether it is acting or notifying an owner.
