Property Inspection and Defect Report for a Vacant Nedlands Home

Cameron Facilities provides part time building management for an unoccupied residential property in Nedlands. In March 2026 we inspected it in full and wrote the owner a defect report.

The Situation

An empty house gives no warning when something goes wrong. The first job was to establish exactly what condition the property was in and what was unsafe.

On 3 March 2026 our Managing Director inspected the property against 43 items in 14 categories, covering fire prevention, electrical safety, building condition, storage, plant and the vehicle on site, with photographs throughout. The property scored 60.47 per cent, with 26 of 43 items compliant. Structure, storage, plant and housekeeping were in good order. The priority register flagged:

  • High: no compliant fire extinguishers on site, an exit door that could not be opened from inside, damaged sockets and plugs, and a cable protruding from a wall cavity that could be live.
  • Medium: double adapters, an extension lead across the main bedroom floor, and unverified vehicle service history.
  • Low: dusty light fittings and glare, junk mail building up in the letterbox, no first aid kit, and a CCTV recorder running hot in a closed drawer.

What We Did

  • Fixed what we could on the day: an unlocked laundry door was secured, and drawers holding equipment were left open so it could breathe.
  • Six days later sent the owner a proactive action plan ranking every item by priority, with licensed contractors being asked to quote that week and a No Junk Mail sticker already on the letterbox.
  • Put a plain promise in that plan: you do not need to follow up with us.
  • Kept up regular attendance since: house and grounds checks, bins, contractor meetings, cleaning and car care.

The Outcome

  • Where it stands now. At the routine visit on Friday 11 September 2026 the report to the owner read: overall condition good, items requiring attention none, no defects observed and no works required.
  • Presented well. The driveway had been high pressure cleaned that week, and the pool cover was in place with the barrier gate closed and latched.
  • Responsive on the spot. A CCTV reset the owner asked for by message during the visit was done before we left, and the property was left secure.
